EA Disclosure sold price

Is an Estate agent prohibited from disclosing the price a property was sold for?
I called an agent to ask about a property in my building and they said they can't tell me how much t went for? Won't this eventually become public anyway?

Yeah I've looked around but I want to know this particular flats sold price as nothing has been sold in the building since 2014 except this one and it doesn't seem to appear on any of the sites yet.

you have to wait 3 months, usually, before it comes up on the sites.

If you ask an EA to give you a valuation of your own place they will usually tell you what other places nearby have agreed sales at/sold for. But if you are a potential buyer they won't want to influence what you might offer - they are working for the vendor.

I understand that the price doesn't get shown on the Rightmove etc if it was a buy to let or some other stuff.

Buy to let properties do show up on rightmove :) We have one and its definitely on there!

I'm no expert, but the Estate Agent works for the vendor. Presumably there is some confidentiality involved in this. A quick google does suggest that there is a 3-month delay before the sale details become public. So, I would think they are doing the right thing by their client by not disclosing the information before it is in the public domain.

Calling the estate agent an arse is a bit OTT.

Why don't you just ask the agents do a valuation on yours? Presumably that's why you wNt to know? Apart from anything else they will be reluctant to give out that sort f info over the phone as it might enable you to sell yours privately without the help of an agent and they want to give you a personal valuation in the hope of obtaining your business.

They shouldn't disclose the price if the sale is still pending, as someone could go in with a higher offer, which they would legally be obliged to take to the vendor.

Having an accepted offer is not legally binding until exchange of contracts. If someone gazumps then the original purchaser can be out of pocket by a significant sum with no redress.

Most agents will have a policy on gazumping which will include not disclosing sold prices until after exchange. They are not being arses, simply protecting their business. I would not buy via an agent that I knew allowed this to happen.
