What would you do with this flor plan?

We are having an architect draw up some ideas. But my initial thoughts are.
Turn bedroom 2 into the games room ( TV, x box etc)

Get rid of the downstairs seperate loo get rid of the door into and make the utility room twice as big with a door leading from the utility into the kitchen.

Extend upstairs so the extension covers the full width of the house.

Get rid of the door. From bedroom 1 into the bathroom.

Once the utility room has been extended put all laundry stuff there, away from the kitchen and make it a kitchen/ dining room.

Any ideas anyone.

Our family is me, DH, and two older teenagers who have a lot of sports stuff.

There is also a garage and a brick shed with this building.

What would you do with this flor plan?

Ideally what rooms would you have upstairs and downstairs?

Do you need a bathroom downstairs? Or just a loo and/or shower? D you need a formal dining room? Study? Family room?

I guess my question is... What are your requirements?

We need/ want 2 living / reception rooms
Minimum of 3 bedrooms possibly 4
Utility room for laundry.
Games room/film room
Kitchen/ dining area.
Possibly a study for DHs accounts/ work files etc
I'm open to ideas about the bathroom but if most bedrooms are upstairs and there is a loo there I'm happy with that.

I feel like we don't want 3 toilets so that's why we could get rid of the one by the utility room and make that a bigger room.

I'm trying to think of everything so that I can talk things through with the architect. I am of course prepared to listen to his ideas. He may suggest we build out at the back of the house or something.

How about this? For downstairs?

Wow! I would never have thought of anything like that.

I really like that idea.

Certainly something to take to the architect.

Thank you so much.

The only thing I would say about that is you might want to swap the utility/loo/study area with the reception area, as that way you keep your 'services' (plumbing et al) in the same place. It's a PITA to route two sets of water feeds and waste removal pipes.

Although I've just realised that you already have them there, so I'll shut up now... Grin

That was the main reason I didn't suggest moving the kitchen to the top left ;)
