critique this flat please.

Be honest!

Looking to part buy this with DD. Viewing today. I can't really see past having your kitchen and and bathroom in what look like sheds! Am I being daft and this all we can realistically get for the budget?

What I am really hoping to do is avoid loosing money if we sell again after maybe 3yrs ( or worse still end up with an unsellable flat).

DD has been and likes it, location is OK etc . Part of me thinks it's up to her, but with the caveat that neither of us wants to loose money!

I don't like the 2nd one. Why 2 toilets virtually right next to each other in a 1 bed flat? Is the shower in a separate cupboard? And I would also wonder about why there is a door in the bedroom.

The door in the bedroom is the fire escape and according to the agent makes it legal but still don't think it'd be easy to sell on in future even if dd is happy to live there.

On our way to view no 1 this afternoon. Fingers crossed !

I don't think the bathroom and kitchen are an issue in the first one - they are in a one storey extension and both look very nice. However the layout isn't great - if you need the loo in the night you need to go through the living room, hall and kitchen to get to the bathroom. Imagine if you were unwell!
I wouldn't be keen on the second one not having a window in the bedroom - a hot summer's night with no ventilation? Not good.

I don't like no 2. The bedroom doesn't sit right with me.
No 1 is nice, just check for damp in the kitchen/bathroom.

Not sure how big NG3 is, but this caught my eye. Poss out of budget. modern, so cheepish to maintain and heat, but may be hard to sell this would also be on my list to look at

I prefer the first flat. The layout of the second is odd, and there isn't much light.

First one is fabulous. Love the spaciousness of it all, looks like you could actually swing a cat in it, and if you find it on Rightmove there's a floorplan so you can see how nicely it all flows.

Second one I really don't like. Why have two tiny bathrooms/loos when they could've given a different room a bit more space. This is also tenanted which could cause delays when it comes to exchange/completion.

if it is tenanted remember you can't exchange until the tenant has gone. That is GONE, not 'had notice served'. Tenant may decide not to leave and the whole thing grinds to a halt for four months.

Quite like the look of the second one although it does look a bit gloomy. Is there a window on the en suite? Can you either a) get rid of the en suite and so have a window in the bedroom or b) remove the top of the wall so you get some borrowed light?. What's the other "room" in the bedroom?

Prices are fairly stagnant in Nottingham right now, so if you're looking to sell in years you may lose money once you take selling fees, moving costs etc. into account.

Arabdopsis I think your are correct hence being pretty mean with bids :) but, I guess what ever she will not have paid out 3yrs rent to a landlord.
