cost of a north london loft conversion

Just looking for advice on the cost of a north london loft conversion. It's a very standard 3 bed semi. Looking for a hip to gabel loft conversion with one bedroom and an en suite shower room.

Have been quoted 33k by three companies (VAT, flooring & bathroom fittings, planning & architects fees would be on top of this).

Forth company has quoted 42k for exactly the same job hence querying whether 33k is too cheap.

Sounds cheap. I'm paying 60k for a hip to gable and 2 dormers (l-shape) to give a bathroom and 2 bedrooms including all fees. I'd have put yours in the 40k range...

Sorry just seen that's +VAT . probably about right then.

Thanks. Yes it's 33k plus vat and all the extras. Doesn't include re - tiling the roof either which will add another 4k plus vat.
