Hi all,

We are looking into selling out flat, but i am worried about the extra charges that we might have. I have factored in stuff like stamp duty, but not got any clue on how much solicitors fees might be.

Wondered if anyone had any advise? We live in kent and flats worth about 185K

from memory it also depends on the price of the place you are buying...or are you selling only?

Solicitor fees vary widely by area, etc. We recently paid around £800 for purchase only, I think. Also add in fees for searches, bank wire fees, etc. Also factor in estate agent fees if you're selling a place. And then things like removals costs.

Are you buying as well? Solicitors will charge for selling and buying. Selling a flat will cost a bit more than a house as extra work for solicitor sorting out the lease. £2k in total for conveyancing for both selling and buying would prob be the max. High street estate agents will charge around 1%, maybe a bit more. Add in stamp duty on the place you're buying, removals costs and any charges for remortgaging, and you're probably looking at £10-£15k to move.
