Landlord Insurance

Hi all

Can anyone recommend a landlord insurance company? There are lots out there so if anyone has any views on any of them would be gratefully received!!

Also, has anyone used any of the free landlord accounting packages? Any recommendations? It's only for a couple of properties so doesn't need to be too complex!

big thing on this is to know that the big names (LV and Direct Line) do not include malicious damage insurance as standard. You must have this.

other elements are home emergency cover (if the boiler breaks, the tenant can't wait for you to get back from holiday to sort it), legal expenses cover and rent guarantee insurance. As well as buildings cover and cover for your contents; carpets, curtains etc. The tenant insures their own possessions.

I don't think you need an accounting package. Accurate records and either an excel spreadsheet or a calculator does me.

The issue I am having is that with one of the properties I don't need buildings cover - it's a flat so buildings cover is done by the freeholder. Most don't seem to want to quote on contents only (esp as my contents aren't worth that much)...

they are via a broker and connected to my agent - yes, I know, usually a bad idea but I do shop around each year and they come out the most competitive, largely because of their cheaper home emergency cover.

happily no claims so far so can't report on that.

sounds like you need a broker too. You say your contents aren't worth that much but carpets, curtains (and sometimes kitchen?) can stack up. To check the REALLY obvious - is your freeholder happy to cover this situation?

Yes freeholder is fine - isn't it normal for blocks of flats to have the buildings insurance done by the freeholder out of yearly service charges? I'm sure when we lived in a leasehold flat that's what happened!

I used to use Simply Business - reasonable price and easy to deal with, but never made a claim.

I have contents only with Legal and General but am now off to check the malicious damage cover!!

We used UK Insurance Net and were v happy with the service they supplied whenever we needed them

Check the level of cover - don't buy on price. As others have stated, you may find you're not covered for some likely eventualities with cheaper policies.

Direct Line had their knuckles rapped for mis-selling as well.
