taking builder to a third viewing

Taking a builder to a viewing....Is that ok? And if I do......to get a quote, will he expect to be paid for a quote? Kind of feel given the amount of sales that fall through, that they would be unwilling?

I used to work for an EA and it wasn't in the least unusual for purchasers to ask if they could take a builder to see the house.

As you haven't exchanged yet, the builder might be unwilling to spend a huge amount of time on providing a detailed quote but will probably give you a ballpark figure. Then once you've exchanged he can do a more detailed quote.

As for charging for the quote - I don't think that's the norm.

Ok, thanks. I'll offer cash for detailed quote I think.

Talk it through with the builder beforehand. If he needs to do a detailed quote, it's quite possible he might want to spend an hour, or more, at the house, in which case it's up to the vendor to agree to you both being in the house for so long.

Sorry, I'm not trying to put obstacles in your way - it's just that they might get a bit shirty about you poking around for so long, and possibly being derogatory about their current set up! Although if it's a house being sold as unmodernised, or needing updating, they might not mind.

I'm sure he'd appreciate your offer to pay for his time though!

We took a builder and a roofer to look at a house which we've just put an offer in on. There was no problem and the vendor was quite happy for us to have a thorough look around. We viewed the house 4 times in total before deciding. We were not charged for the quote though we did offer to pay.

I'd just ask and see what they say. For us if we hadn't been able to bring someone we wouldn't have put an offer in. I'm not spending that much money on something I have not checked out completely.
