Should we be worried? Does this mean the work unlikely to have been done to an acceptable level? Should we get Planning Dept involved. work was done in 1992. So angry as they are also trying to delay completion date too even though that was a condition of offer. Why are some people such bastards! Angry

They have dodgy documentation and an agenda to delay completion. How much s&*t are you prepared to take to get the house? Is the completion date a deal breaker? How hardball are you prepared to go? I'm pretty sure you've already lost your completion date, so you could

  • withdraw your offer completely and look elsewhere
  • withdraw your offer pending building regs visit to assess scale and cost of remedial works; reduce offer based on this and/or the cost of delayed completion
  • suck it up while building regs come round

Personally I wouldn't regard it as any more than a boarded out loft and would value the property on that basis.

It's a problem not to have Building Regulation Approval fully signed off and certificated and once you buy the house it becomes your problem when you in turn want to sell.
Don't forget that a home is likely to be your most valuable capital asset ever and I wouldn't take on a previous owner's shortfalls.

thanks all. we went for it. vendor was a complete ar** & no money off but we love the house and it would have gone quickly as it's on a very sought after road. appreciate all your views.
