What would you do with this flat

Hi,

My youngest has finally settled down into a place of his own and we are downsizing to help the kids out with deposits. We are completing on the below in two weeks:

I was hoping to do some work to make the place nicer. What would you do to the place? We have about £12,000 to spend I was thinking of knocking down the wall between the bedroom and living room and making the whole thing open plan, incorporating the hallway to make it bigger. But then where does the kitchen go? And where does the corner sofa go?! I love corner sofas. The bedroom at the back would be bit bigger and nicer. Also then the door to the loft room would come off the living room. It's driving me crazy. Hubby says I can manage the 'project' myself. The place definitely needs a new kitchen anyway and I was thinking of doing wooden floors everywhere.

What would you all do? Your opinions will be hugely appreciated! The only furniture we are bringing is a sofa and a bed!

I'd keep the original bedroom door as the only entrance to the new open plan room (but hinge the door on the other side), knock the bedroom into the lounge.

Then put a new smaller window in the room so that the kitchen units can go across the small window wall, with the sink overlooking the garden.

I'd then open up the fireplace in the original lounge area and put a log burner in. I'd put the dining table in front of the fire/big front windows.

I'd change the original door to the lounge into a wall and then stick the corner sofa where the lounge door used to be.

Wooden floors yes but with rugs to soften

With 12k to spend, i would leave the kitchen as it is (very expensive to re-route the services) and spend on a new kitchen, redecorating, roman blinds/shutters and a woodburning stove in the living room. And repainting the front door.
It looks like a lovely light and airy flat.

I wouldn't do an open-plan living/kitchen. I like to escape the cooking smells. I'd focus on the loft room and trying to sort it so it meets regs - and hopefully putting in better roof windows. It looks (by the height of the half-walls) that there might be space to play with up there, so I'd be looking at trying to put a bathroom in.
