Somewhere like Crouch End?

Other than E Dulwich is there anywhere else in London that is like Crouchy? By Crouchy I mean.... Villagey, interesting independent shops, green space, community field, leftie. Basically I'm looking for a cheap crouch end ha ha ha

Forest Hill or Brockley?

Blackheath? Not cheap but cheaper than CE.

I'm selling my property in CE at the moment and we're looking at South Woodford. The main problem with many areas we've looked at is you can get the independent shops and nice bakers etc but green space is seriously lacking - we have ally pally behind, priory park, Muswell hill and 25 mins walk the Heath. Really gong to miss it :(

We have tons of green spaces. Epping forest? Claybury woods, Ray lodge Park, Hospital Hill woods, a fishing lake, Fairlop waters, and so on. We also have a massive garden, thanks to not living in an expensive area :) although it is a conservation area (very strangely because it's not that pretty).

YY to Crystal Palace and Brockley / Crofton Park.

Hmm crystal palace you say? I've been thinking it could be the next place.... Looked at Epping. Felt a bit far out. Also looked at Wanstead but I'm a property snob and it was mainly 1930s plus big roads slicing thru.

Ooh yes to forest hill and brockley. And blackheath. Do like it there. God is blackheath cheaper than crouch?

Blackheath Village certainly no cheaper than Crouch End. Other parts of SE3 may be, however - look at Hither Green (towards Lewisham) and Blackheath Standard (towards Charlton). Also worth looking along Shooters Hill Road as far as the Sun in the Sands roundabout, and down Kidbrooke Park Road. It used to be that you had to pick your area carefully around Kidbrooke but since they knocked down the notorious Ferrier Estate and my local knowledge is it of date.

Re Leytonstone, the positives are:

• access to open space (Wanstead Flats & Hollow Ponds)
• leftie local politics (local mp is John Cryer who by most accounts is fairly decent)
• good high street with nice pub, bakery, restaurants etc, plus obligatory trendy "pop-ups"
• pretty Victorian houses
• good primary schools
• (relative!) affordability

The A12 is a negative, tbh, but you can completely avoid it by living to the east where the tube and high street both are (Bushwood is especially nice and "village-y"). West of the A12 is good too though, and you get a beautiful (if you like that sort of thing) view of the city/shard etc when you cross over the footbridge.
