Areas in Ilford/Manor Park/Forrest gate

I am a first time buyer and I am thinking of buying in these areas. I am looking for 2-3 bed for about 270,000. This might seem unrealistic but I am happy to work with a house that needs repair.

Does anyone advice me on these areas and place to avoid?

I have seen a place on Courtland Avenue, Ilford IG1. Does any know what this area is like?

Not familiar with ilford property area. I would suggest Forest Gate and not so much Manor Park -though with Manor Park if you could get on the part close to Wanstead Flats (similar to Forest Gate) they are the better parts -apparently both of these areas will benefit from cross rail of EA are to be believed. Forest Gate has better links and is more desirable, in my opinion, although parking is a nightmare!
