Top of our budget, lovely area. House is on with four agents (not sure if that means anything?). First listed at the beginning of March, property bee has no info other than small description changes.

would you bother offering below asking?

That Ipswich one is LOVELY!

If we didn't have DC to take into account we would go to Ipswich/Stowmarket in a heartbeat. So much more property in our price range.

Forgot to say that Clacton is a no, mostly because of the schools and lack of social life for older DC. Brightlingsea won't go under price we already asked! And the Alresford one is perfect for extending...except for the railway line running right behind the garden!

Ipswich is only 17 miles away though? On the A12 it's potentially a faster drop off / pick up than winding country roads. Plus good schools and a nightlife, plus things to do with the kids locally if he is just spending the day with them?
Or does he have them midweek or at times that make it v awkward?

It might be worth sitting him down if the relationship is amicable and pointing out the quality of life that they could have in exchange for another 7 mins in the car?

What about this one? it's a bit rural but large property, plenty of parking and room to expand the house too.
