Leaking roof - advice please!

For a bit of background - we purchased our property in Dec 14 and stupidly did not get a separate roof survey carried out. Anyway we have since had new felt layed and the old tiles replaced (End of Feb / Mar 15).

This evening we have a had a tile fall off and rain is leaking into the attic room where we believe the tile is missing. Although it is slightly windy out (we live in Manchester) it could hardly be classified as storm damage.

Obviously I'll need to call the roofer tomorrow but am I right in assuming that this will have to be fixed by the roofer at no additional costs to ourselves (including hire of scaffolding)? Especially since he provided a guarentee and his current business is still operating?

Hoping someone can offer a bit of advice? Thank you.

Crikey - it's blowing a gale: I'm in the same part of the world. This is what insurance is for surely? You can't blame the roofer for tiles coming off in strong winds unless there is evidence they weren't properly put on.

I would not expect a tile to fall off in less than exceptional storms.

Also, the membrane (felt) should stop rain coming through even if a tile was missing.

I am on the coast, and have not had slates blow off in 20 years.

I would expect the roofer to sort this out. Even if the tile has come off, the felt underneath should have prevented water from coming in.

Thanks for your replies. I checked the insurance and they only cover storm damage (winds in excess of 70; last night's were 43 when the tile fell off). Thanks for the link Piglet.

It's only one tile, it hasn't broken but it does look like it has slipped as the holes where it should be tacked on are intact. We had the felt replaced which why I am concerned that water is even getting through.

I've left a message for the roofer this morning so I'll have to take it from there.
