What to do with viewing feedback

our flat is on the market for the first week. There are about 12 viewings but no offer so far :(
the EA has gathered the feedbacks and most of them make sense (about size of the room and etc)
Obviously we can not change the size of the room but is there anything usually seller need to take away from the viewing feedbacks in general?

This sounds really similar to an experience I had... I asked the EA to come and make a floor plan and add that to the listing so that it would hopefully weedle out the people who would give that feedback. It's annoying but think its one of those things where you have to wait it out for the person who sees potential?

We changed a small second bedroom from a study into s bedroom to viewing period, after 2 viewers mentioned they couldn't see it as a proper bedroom. Put in a single bed, chest of drawers, took away tv and sofa bed, put toiletries in unused ensuite shower room etc. seemed to do the job Smile

I must admit, the first EA we approached gushed about about all the feedback we'd have emailed to us and looked a bit affronted when I said that unless it was something very significant that we could do something about then I wouldn't be interested!
To be honest I think the feedback should be of more interest to the EA than you and help them to make sure they are targeting the right prospective buyers and giving them the right information - after all the room sizes are fixed!
I also think people feel pushed into saying 'something' and so what they do say may actually not be that useful - for example we viewed a number of houses and whilst there were a few specific points we could make about one or two that were in a complete state, it really came down to just preferring a particular property.
I would think it would only be something to think about if lots of people were saying it was overpriced etc, otherwise just have confidence that you will get an offer when the right person comes along.

Have you got your furniture placed against the wall? There are tricks you can do to show off the size of a room. Have you googled?
