Hedge dispute need to disclose when selling?

Just a quick one, I am currently filling out my sellers information pack and I'm stuck on the disputes question.

I've been complaining to the local authority regarding next doors massively overgrown hedges. In total I have made 12 complaints. No action has been taken.

Next door has also sold there house there sold board went up this week.

Obviously I have had a dispute with them but if neither of us declare it will it be found out?

I don't know how in depth the searches go so would this get picked up on? My husband thinks we should not declare it but I think we should. I know we should but if we don't will or could this come up in the searches?

The searches won't pick this up. Normally, you should disclose anything you have made an official complaint about or committed to writing. Even if the neighbours have since moved, it would be normal to disclose and say that it relates to a previous owner.

Is it really a "dispute" if you've just complained, though?

I moan at my neighbour occasionally about his bins, and had a row about tree pruning with the guy at the end of our garden, but to me it isn't a dispute unless it ends up in court.

If you've lodged complaints, you are in dispute with your neighbour and you should disclose it.

yes, you should disclose it. If your buyer has a problem with the neighbour after they have moved in (and you can't guarantee the neighbour will move until they have actually gone!) they could pursue you in court for the loss of value to their property.

You can word it however you like though which helps to downplay things like this. You don't have to say you complained 12 times. You can just say you had an issue with a previous owner over the maintenance of their hedges, but this was resolved to your satisfaction (even if it wasn't) and there have been no further issues.

Yes you need to disclose it, otherwise your buyers if they find out could have a claim for misrepresentation.
