Garage conversion and downstairs toilet?

Thinking of converting my garage and adding a utility room and downstairs toilet.

Any idea how much this sort of thing costs??

I need:
Garage conversion with front windows
New build behind garage incorporating toilet and utility with door from existing kitchen diner
Downstairs toilet & sink
New kitchen
New boiler
Removal of old patio and re dp

I'll give some figures based on previous work.Assuming SE as that makes a difference.

Garage conversion around 15k.Are there meters in the garage? Electrical companies are nightmares to deal with and charge a fortune.
New build for utility & toilet depends on size..Figures quoted are often 1.5k per sqm but will depend on where drains drains are.Would it be pitched or flat roof?

New kitchen - I would say 15k for midrange including new appliances but can be cheaper depends on what you want.

New boiler - allow 3k but depends on size of house and any new radiators.

Patio - again size dependant but you can cost the type of paving you want and use pavingexpert site for costing. If you do patio same time as extension it may be slightly cheaper as digger & skips will be there. I doubt you will get much change from 5k for a small patio.

Are the electrics okay? Do you have sufficient space to add new circuits, if not that will be an additional cost.
