First steps to a mortgage

We are looking to buy a new house within the next year ish, not urgently but waiting for the right house. We currently own our house (with a mortgage) and are looking to see how much we could spend. What makes it a bit more complicated is that we might decide to rent our current house out, so we would need advice on converting to a buy to let, plus an idea of what we could afford with different deposits.

Where is the best place to go for (preferably free) mortgage advice when we are not yet ready to make an application? Thanks x

London & country. They are brokers but their advice is free. Been recommended on here lots of times. Currently using for our remortgage (no connection with them, have just used them twice and would recommend)

we went to contractor financials. and would surely recommend them. initially we were planning to buy a second one on husbands only. however, after their adivse have decided to go for joint mortgage.
