Should we make an offer?!

We have gone and had a 2nd viewing at a house we love. It needs an extension, it's all doable, the money is right. We love the hoUse.

However the seller wants to be out by August. She has had another couple view the house with their builder, and they have sold their house so in a strong position, but have not made an offer yet.

Our house is almost on the market, she be on by tomorrow. We will price it to sell yada yada.

So, I think we should wait and see if the other couple make an offer, DH thinks we should just make ours and see whAt she says. I think that's the weaker thing to do as we are not ready to proceed.

Help! I hate buying houses!

Just make the offer, you are more likely to regret not doing it than doing it. Good luck!

I have been in this situation twice. Both times I bought the property. Go with it.

I don't see what you have to lose by making an offer?

I'm worried that we might get into a bidding war with the other couple, which would be awful and I'm not interesting in gazzumping or gazzundering.

No reason not to offer. However, if you aren't under offer yourselves, be prepared for her not to accept it until you are. The other parties do sound as if they are in a better position to move quickly.

They are, but then they haven't made an offer...so maybe they are not interested.

I just want to make 1 offer and then maybe a counter offer, but I want that house!

make the offer and make sure you tell the agent concerned that your house is going on the market tomorrow - does that mean all your photos and details are ready and it will be on the internet tomorrow? It can take a few days to get everything together if not. People will normally expect y our first offer not to be your final one so don't forget to leave enough to raise your offer if need be.

House has been measured etc, just waiting on the details to check tonight the not should go live tomorrow.
