Land Registry - any experts?

A couple of questions:

  1. Does everyone who has a stake in a house (ownership) need to be registered with the Land Registry?
  2. If I owned a house outright, then agreed to sell part of it to a friend (whilst still retaining some ownership) would that have to be registered with the Land Registry?
  3. How long would it take for the Registry to update if the answers to 1 and 2 are 'yes'?

I've done a bit of googling and can't find a definitive answer so I'm hoping some lovely mumsnetters may know!

  1. No, you can have a deed of trust but get a form a restriction registered with the LR
  2. Again no, you could have a deed of trust, they would be recommended to ask for it be registered though.
  3. LR are fairly unpredictable, couple of weeks to a couple of months in my experience.
