Selling a flat in East London

Hi -hoping for some advice... Ive put my flat up for sale and feel like I've fallen for the estate agents sales patter myself.... My nerves are shot after the first open day and I actually feel pressure about if it doesn't sell from the first open day based on what the estate agents have told me about the market (moves rapidly etc). Does anyone have experience of this? -has anyone not sold on the first open day but gone on to sell at a later date? I'm worried that I won't get any offers and now that I have my mind set on moving that it will actually be a lot more difficult than what the estate agents have sucked me into believing! Are estate agents just full of it? Will I ever sell my flat? .... Hate having to wait until Monday to find out if there's any offers.... It feels like a lifetime away! BrewWineSad

We're selling in East London. Offers on the Monday following the weekend open day, fingers crossed all going through OK. We chose an agent who wasn't the highest estimate, but realistic. I haven't been disappointed. Hold your nerve!

Thanks, it was on a week and then I agreed to allow the EA to take it off the internet as they said they had enough people booked in for the viewing... Can't get my head around the whole open day thing... People really don't have very long to decide (even though it seems ages for me!)

They said that anymore viewers would be too difficult to manage. In hindsight I shouldn't have agreed and did phone the. Yesterday to ask for it to go back on.

Well, yes. Yes they are.

You do however sound really panicked, calm down, the London market moves quickly and there is high demand. Unless your flat is massively over priced it will sell.

Goodness me! You have fallen for all the hype. Yes, some properties sell immediately, most take a bit longer. If it is priced right it will sell.

Open days are actually your friend (as the seller). Its good to get as many viewings as possible out of the way on one day. Less tidying and effort for you.
