redecorating during tenancy

How do I go about redecorating while a tenant is in possession. Do I have to offer him a remission of rent during redecoration? There isn't any damage to speak of but the tenant is a smoker so yellow walls and ceilings.

You need the tenant's agreement - could it be done when he is away so as not to inconvenience him? If he says no then you can't as his right to quiet enjoyment means you can only enter to carry out emergency repairs.

You could offer to reduce the rent while the work is done, but you don't have to. Does the tenancy agreement not state no smoking in the property?

the tenant doesn't go away and no there isn't a no smoking agreement. I'll just have to ask him if he wants it redecorated if not I'll just do the outside. He did paint the kitchen with paint I had supplied at his request because the professionally applied paint wasn't wipeable.

is it worth it? The smoke will only wreck your work again in a very short time.

keep the place habitable and unscruffy, but with a smoker inside there are limits to what you can do.

I'm pretty sure that if it's non-essential work, the tenant doesn't have to give you access to carry it out. Do you think he/she would be unwilling to have it done?

Why do you want to redecorate if the smoker is still there?

He will just make the new stuff yellow too.

Wait until he moves out and get a no smoking clause in your new tenancy agreement!

God I would love our landlord to redecorate!!! As it is we buy the paint and do it ourselves
If he hasn't asked you to do it inside I would wAit until he moves out and repaint it

I wouldn't redecorate while the smoker is living there. Seriously will reduce the life of the decor and you'll end up with yellow walls again. Wait until they move out, easier and won't then need to be redone. Then you can make sure next tenant has no smoking agreement.

Why would people assume he is going to move out any time soon. People on here are always complaining about having to move from one rental property to another, maybe some people like/can stay for as long as they are happy where they are. If I keep my tenant happy are they not more likely to stay saving me the costs of finding a new tenant. My mother privately rented the same house for 56 years. Good landlord so no need to move.
Bragdocia the tenant has mental health problems and sometimes finds it stressful to have to change his routine. He is fine with routine things like meter readings or gas safe inspections which don't require moving his things around but maybe I am just borrowing problems. He will soon have been my tenant for five years and I understand it is usual to offer a repaint after five years, or have I got that wrong.

In that case I'd offer and if he says 'no thanks' then at least you offered
