Thought I would share with anybody interested in these new build properties at Bramley, Rotherham to think very carefully before getting involved with these people.
Waited a year for a new build property. These should have been completed 4 months ago but due to incompetence, relevant planning permission for the road had not been obtained. Money for 'extras' was demanded up front before even exchange of contracts (£2500) when refused as advised to do so by our solicitor they got shirty and pulled out of the sale. We felt forced to pay some of the money if we wanted to proceed, stupidly some cash was paid before exchanging contracts. I did however insist on a receipt, lucky I did!
This company then tried getting us to sign a contract which refused for any problems in the house to be rectified if the builder saw it as unreasonable. Basically shifting the risk of any problems to the purchaser and giving them a get out clause.
After all this and waiting for a year not to mention time and money spent on this property the developer has now pulled the sale right before exchange of contracts. They say they are selling for £20,000 more than what was advertised and agreed with us a year ago.
These homes have no NHBC warranty as we was originally led to believe and so they do not have to comply with the builders code (something we have recently just found out ourselves). Hence all there unreasonable behavior, which I'm positive they will have no problem in repeating again. We was told "no morales are involved here this is business".
