Buying a house in Enfield - advice please

Hello
After another week of house hunting we saw a lovely bungalow on kyme road in en3 Enfield - in brimsdown area.
Quite keen to put in an offer .
We used to live in Cockfosters and visited enfield town often and thought it was quite nice.
However read bad things about the area as it is "East to a10" as oppose to being west.
Any advice? Any local residents?

Hi yes you want to be West of A 10 and not East, that's fr sure. Look in Enfield Town and Bush Hill Park.

Unfortunately that house we saw and liked is just on East side of a10 :(
What's the worst scenario if we bought it

Brimsdown is a bit grim (that's why it's so cheap!). Lots of industrial estates. Nightmare traffic. Handy for Ikea though! The west side of the A10 is much MUCH nicer.

We have a budget of 400k and probably can't afford a decent size house on the west side of a10

My mum lives near brimsdown station. Agree it's grim. She doesn't particularly like it and I wouldn't want to live there with ds as the schools are not great. Would consider without dc though if it was a nice property.

What size house do you need? Lots of ex LA houses round Gordon Hill / Enfield Chase / Enfield Town worth looking at.

I don't think the secondary schools are very good on the east side either. Most of St Mary's school, Cheshunt is made up of kids shipped in from Enfield, I wouldn't send my dc there (cant stand the head) but it does show how bad some of the schools must be in Enfield if St Mary's is an attractive alternative. When I was young (1970s) Bishops Stopford was a sort after school, but have friends who worked there and the behaviour is awful.

You might have to settle for off-street parking instead of a garage, but here are a couple of options, all walking distance from the town centre...
