Seen a house I love on Rightmove - viewing this weekend. Our house is not yet on the market - am I going about this backwards?

If the house is perfect, how/when do we make an offer? Has anyone bought their next house in a really short timeframe? Can't help feeling I'm running away with myself...

Sorry if stupidly obvious - first timer!

Hi- yes sort of backwards. If you need to sell to buy an offer you make on this house you are seeing may not be accepted.

Personally I'm not allowing people to view my place who are not in the position to proceed.

Have u had your place valued? Is it ready to go on rightmove? You may have to accept a quick sale price on your place to proceed.

Sorry to be a downer! Hope it works out for you but best not to get your heart set on this place.

We did the same, we offered and the agreement was the house stayed on the market until we had a buyer.

I am an estate agent and yes I'm Afraid you are doing things backward. Most agents or sellers will not take you seriously until you are in the position to move e.g have a solid buyer in place. Most vendors now won't even let you view until you are in a solid position

Even if you offered, most likely the agent would still keep the property on the market until you had a buyer and hope to blow you out in the interim with a better quality client

We did this. We had our house valued early last year but weren't seriouy looking to move. A house that we hadn't really paid attention to previously as it was too expensive dropped its price and we went to have a look. Went back a week later and just KNEW it was supposed to be our house. We had an offer accepted but we're clear that our house wasn't even on the market but would get it on ASAP. They still accepted our offer and took it off the market, but because of where we live/type of house we could be fairly sure to get a buyer for our house quickly. We had one within a week.

We exchanged this week and are moving in 2 weeks!
