Solicitor royally f***** up!!

DH and I are in the process of renewing our mortgage. After filling out some details online at the request of the mortgage company we realise our house, that we have lived in for two years now, is still registered in the previous owners names on the land registry Shock Obviously really glad we have realised but when we bought the property we assumed the solicitor would have ensured this was done. Surely this is what we paid her for?

Oh dear. That's really bad. First call the firm immediately and ask to speak to the Partner in charge of complaints.

Explain exactly what you have done in your post and say that you want it investigated immediately and the situation rectified. Ask for a copy of their complaints procedure and an explanation as to why and how this missed.

Separately speak to the Solicitors Regulatory Authority. They have a consumer helpline. They should be able to give you guidance on the complaints procedure also.

Please don't let this go. Unless the Land Registry itself has messed up solicitors like this need to be reported.

Also your current lender is going to go ballistic. They are currently unsecured as their charge won't have been registered.

You might want to mention the bank when you speak to the Partner in charge of complaints.

Thins is so basic and bad that it won't be a problem and will be rectified immediately.

Even if it was a screw up at the Land Registry - which happens - solicitors should have noticed as it's usual to send confirmation of registration of title to new owners...
