Wait for an Open House or approach the seller?

Basically that.

We have been under offer for a month and really struggling to find somewhere. Have offered on a pretty good house, 75-80% right for us. They want more, we can't afford more, stalemate. As far as we can tell they have had no more offers so we are wondering if they will cave soon.

In the meantime, a house which could be more 90% perfect is due to come onto the market with a launch day/open house on 18th April. I hate Open houses for whipping up a frenzy and bidding war - especially as this house is already just over our top budget. So what I'm wondering is if it would be totally out of order to drop a note through their door asking (begging) to see it sooner - saying that we're not sure our buyer will want to wait that long, don't want to settle for another house due to his pressure when theirs could be perfect etc etc. (Have already spoken to agents who ahve said they won;t do viewings before the open house)
And if I do, am I upfront about our maximum possible offer or not.
We are already booked in for the open house but I'm impatient and panicking!

I don't think you have anything to lose, although I would approach the agent again and ask them to pass your request directly to the vendor. If they refuse, then go to the vendor yourself but if the vendor refuses then you should wait.

Either way, don't sound too desperate and don't give any price before you've seen it. Just say it's around your budget and make sure they know your timeframe as it could help.

I agree - you've nothing to lose. You are in a good position to be able to complete quickly, and it might appeal, or might not appeal - you won't know unless you try.
