About to Buy a house in selsdon South croydon, advice please

Hello
I am about to put in an offer for a three bedroom semi in benhurst close in South croydon. It's a relatively small house but what attracts us is the very big double garage and South facing gardens. Other than that it might be a bit over priced at 390k. I'm new to the area and have heard good and bad things about Croydon. Any advice please?

No. New Addington has a lot of council houses, but Selsdon has a mix of housing from small semis to large detached.

thats good. one advantage it is close to wing yip the chinese place - we love chinese food! lol

It is only 4 miles, but with traffic it would take longer to get there than travelling 4 miles where I live. Purley Way is horribly busy.

I wish we had a Wing Yip near here. I love their sweet chilli sauce, and the supermarkets have stopped stocking it.

Ok.

Sanderstead station has lots of parking, there are two car parks (one either side of Sanderstead road). Alternatively, South Croydon also has parking which is £19.40 per week.

From Addington Rd you can get the 64 bus which is 24 hr, and is between 10-20 minutes to East Croydon, 20-30 to West (with the overground). On that route it's probably an hour all together which is similar to when I lived in z3.

This is a nice area, the shops are good, the high st isn't bad and there's a lot of green space. For z5 the houses are also still very reasonably priced, and with Westfield coming to Croydon all the predictions are that the area is set to rise.

However, the school options aren't great and it's not that close to a station. We've lived here for 5 years and have been very happy, no crime issues or anything of the sort, but we're looking to move for a better primary school.

FWIW, I think that house is overpriced, btw. Have a look at this one: Sundale Avenue, Selsdon, South Croydon

Same layout except they haven't knocked through kitchen into dining room. We did that and it was £11k including a brand new kitchen.
