Which boiler?

We need to replace the boiler in a buy to let property we own pretty quickly. It is very old, completely shut down yesterday. Plumber managed to get it restarted but has recommended we replace it. We had another plumber look at it first who couldn't get it restarted and had quoted £600 to repair it which would be a huge amount towards replacing it.

The property is 3 bedroom but second reception is used as a bedroom so 4 people could live there. There are two shower rooms and probably around 7 radiators and a towel rail.

We have had the following quotes, I've been looking at the various reviews online but there are so many different opinions. Are these suitable for the size of property? It's quite a small terraced house. I was veering towards the WB or Val as I thought they were good brands but the 7 year warranty is appealing on the baxi.

The price includes a Magna filter, system flush and replacing the current has supply with a more suitable one for modern boilers.
