How much for a basic survey in the Manchester/Salford area?

offer has been accepted on house and there is not mortgage but I still think it is prudent to obtain a survey, just to make sure it is not falling down!

I would be very grateful for any idea as to likely cost and also any recommendations for a reliable surveyor, if possible.

A firm called Colleys did ours through the lender. They were based in Altrincham. They seemed to be okay, although I did have to chase the report. Please go for at least a Homebuyer's Report. Don't scrimp a couple of hundred pounds at this stage - it could be an expensive mistake.

I can't remember - it was over five years ago. I think it was around £750, but don't quote me. The other thing to remember is that I think they charge based on what price bracket the house falls into. Our house cost more than the things you were looking at.

If I were you I would get three quotes and try to meet the surveyor. You might get a better service from a small practice that doesn't do work for big lenders which gets prioritised. They have to be RICS registered and have liability insurances.
