Planning an extension to knock through our current kitchen and make it a big open plan kitchen/diner/family room. The extension is 6m x3m and within permitted development so apparently quite a small project but it's still our life savings! We've just received the final building regs plans back and have been advised to start getting quotes.

This is where i am stuck! I just dont feel we have enough for the builders to quote so i've been putting it off since xmas Blush

Other than the plans what other info would i need for the builders to quote as accurate as possible?

Any other advice on what i should ask the builder for in the quote?

We're new to the area so dont really know many people to ask for recommendations for builders so have been looking online. I have a shortlist for builder to ask to quote but any other suggestions on how to find good ones?

I've always used checkatrade or rated people.
Are they willing for you to see their work?
Are they always working on the job or will they disappear to do other jobs leaving your site empty.
How long will it take, how soon can they be available and what is their payment plan.

Where do you live? Maybe someone here an recommend a builder.
