How accurate is Zoopla?

We have been in our house for 6 years & extended it, adding an extra bedroom, bathroom & playroom, not to mention new windows, doors, electrics, modernisation. We had an estate agent round for a valuation and he priced the house at at the same price as zoopla. I'm quite surprised at this as the zoopla price was based on what we paid/original size of the house. I'm slightly confused by this & wondered if zoopla over-estimates house prices. TIA

Not very accurate in my opinion.

Our house is valued at half of that if the next door neighbour primarily based in the fact it was actually a plot of land when we bought it and built up a house from a wreck that is twice the size of the neighbours.

All the houses down our street are different in size, number of bedrooms and size and yet almost all of them have a similar value.

Our house is interesting on zooplankton because the name was changed in the 90s and we changed it back to the original name. The house is therefore listed twice. On the old name it is worth 200k less than on the new name! It simply takes the last selling price and extrapolates from there.

Thanks very much for all your comments....very interesting. I was disappointed with the EA's estimate as house prices have risen a lot in my area and we've considerably improved the property. We're not planning on selling but want to re-mortgage to further improve it & I hoped it would be worth more, don't we all! I think our mortgage broker gets his valuations from the land registry which co-incidentally is the same as Zoopla & the EA's valuations. I'll certainly get another EA's valuation as I don't want to over spend on the house. Thanks again.

Our house is undervalued by 300k on zoopla! Had 3 estate agents value it recently & others have sold which are similar in past few weeks so we know the true value (area has gone up massively in past 3 years)
