Selling my house - Shall I arrange my own EPC and Floorplan

I'm trying to be as organised as possible before putting my house on the market in April.

I'm thinking I should commission my own EPC to save time and money but what about a floorplan? Would most agents include that in their fee or charge extra? If the latter, does anyone remember what they were charged by their agent for the floorplan. Ours is a 3-bed house on three floors.

Our EPC cost £50 and included the floor plan. We used the company recommended by the agent. They arrived on time and were polite. How much would an I depwndent cost vs the agent guy?

I would get three quotes - include the company via the EA in that and go from there.

Tengo, that's really cheap. I always think the worst of estate agents and assumed they would add a hefty commission.I think I will ring around the agents on my list and see what they charge.

Our EA set up the EPC but we paid the surveyor directly (£60 is - 5 bed house).

We bought our last house 6 years ago and the EPC was stil valid when we sold it last month. We hadn't made any major changes, obviously. Round here the EA does the floorplan.

I would decide which EA you are going to use then get two independent EPC quotes to compare with theirs.

Our EPC, floorplan and the services of a professional photographer were included in the commission we paid to our EA on the sale of our house (late in 2014) - 1.25% + vat.

Iirc if they had failed to sell our house/we had withdrawn from selling a fee (£150 + vat) for these services would have become due.....

This was a 2500 sq ft house and a large local EA in Wiltshire.

I searched on line for someone to do EPC - cost me £30 for 4 bed, 3 reception house; half figure quoted by EA!
However floor plan and photographs were included in EA fee - my first EA did photographs themselves and they were rubbish, even when I complained and they did a second lot. The second EA used professional photographer and his pictures were stunning.

ask the estate agents you get round to value as a lot will use the same company to do epc, floorplans and photographs. See who is quoting the best price. I would say, in choosing an estate agent, also go with the person you have the best feel for and go into their office and meet the rest of the staff as they will also be involved in 'selling' your house to people who call in. Chose the company with staff that make you feel the most comfortable.

Ours was all included in the estate agent fees and the guy who owned the ea was qualified to do them himself. We only paid 0.65% too, this was last year.
