Hi PigletJohn (and anyone else with a view). We are considering buying a barn conversion which has some signs of damp in one of the window reveals of the old stone barn section. Photo attached. Obviously we will get a full structural survey if we decide to proceed but would welcome any views on these damp patches in the meantime.

looks like rain penetration round the window. Not condensation. Might be coming in over the lintel. Could be a downpipe. If it is an upstairs room it might be a spilling gutter or roof leak. If the house is rendered, rain will collect in cracks and bubbles. I have no experience of stone houses, try an experienced local builder who will be familiar with local materials and techniques.

p.s.

if the wall is dot-and-dabbed plasterboard (sounds hollow except in the middle of each wet patch) it needs to be pulled off to see what's behind.
