10 year guarantee with new builds

Has anyone ever tried to make a claim on this for issues with a new build? If so, did it have a positive outcome?

Sorry should have said this is the guarantee with the National Home Buyers Corporation - NHBC

We did, but it was within 12 months (not that it should have made a difference) - and luckily the developers were still on site, so the issue was resolved pretty swiftly.

We, along with all 320 other new home owners, tried to. NHBC is worth nothing. It's just words on paper in our experience.

Even the solicitor that got involved had the same opinion...& the local press that published our story.

Hiya, we recently had a successful claim with the NHBC. Our house is 8 years old, and we had a problem with the underground drainage, which is covered for the whole 10 years.

Basically we had a plumber out to check what we suspected was a leaking pipe within the wall. He discovered that the sewage stack from the family bathroom was not connected in the wall, and the pipe that it was supposed to connect to was also not connected to the underground drainage, so we had all of the sewage draining under the house - no idea how long for, there was no smell.

We called the NHBC as we knew this was covered, and we had to pay for a CCTV drains survey. This confirmed that all of the underground drains had sunk and disconnected due to insufficient ground compaction when the house was built. After the NHBC received the report, they approved the claim and the original builders were instructed to sort it, which they did very quickly (within 2 weeks). We were very happy with the outcome as we had read about the NHBC trying to avoid paying out etc, but they were very helpful and we had no problems.

Hi thanks for all the replies, sounds like it's a mixed picture - I had read that they are not great.

I've since found out that our warranty is actually with Zurich not NHBC and instead of a minimum claim it has an excess of £1750

So looks like we are liable to pay the 1k costs to repair our roof which is absolutely shocking really to think they can build houses so poorly and 2 years lately basically wash their hands of it.

Would you mind sharing with us the name of developer please at all? Or a little clue maybe?

To be fair I've spoken with them today and the guy from The insurer gave me duff info , it's not an excess of 1750 it's a minimum claim and the builder seem to think it will cost more than that to repair even though we have a much lower quote of 1000....so a claim is in....not going to get too excited just yet though!

It sounds awful whatever happened to you if do many houses were involved?

Making a calim is easy enough.
Getting it 'approved' isn't too difficult.
The fun begins when years later they still haven't even started!!!
