My question really is, what are the downsides, if any, to having more than one estate agent?

Of course I realise the % commission would be higher, but I feel as if the competition would be good for us as the sellers.

We accepted an offer in September and the buyers have just dropped out.

Someone on a higher commission will be more motivated to sell the house.

An EA will say to themselves - shall I spend my day working for x or x+1000?

Saying that, most EAs near me are struggling to sell more than 1 house/week so they are hardly pressed for time.

Agents don't 'sell' houses - people 'buy' houses. What I mean is no agent can persuade someone to take a house they haven't already 'bought' psychologically.

Estate agency is more like running a shop than selling door to door - customers 'buy from' them - they aren't 'sold to'.

People mainly hear about houses via Rightmove etc. When I see houses up with more than one agent I think aye aye desperate seller!!! What's wrong with this house.

Having more than one agent just costs you more - you won't gain a thing as the same people that see your house up with agent X will see it with agents y, z and w.

When people use Rightmove you only need to be on there once - more than one agent is a disadvantage.

I agree it look desperate when someone is with more than 1 agent. Or when they come off with one agent and go back on with another constantly. It makes you think they is something really wrong with the house.
