Just been guzumped

We've been searching for a house for a looking time and had many disappointments along the way, including missing out on our ' dream home'. We finally found another house and had our offer accepted only to be guzumped by a meagre £5000! So sad but we just don't have any more money to offer!

I have surprised myself by the way I reacted as I now feel tempted to guzump the buyers who got 'the dream house' we missed out on- our budget has grown and we can afford to put £10000 more than they offered. They haven't exchanged yet. This is not like me at all but a symptom of how low I feel.

Don't know what I'm asking for but feel frustrated and starting to feel the whole process of buying a house is ugly and nasty.

Have you sold your house yet? If so can your buyers increase by 5k?

I'm sorry. Gazumping is seriously shit.

Being Gazumped is horrible (I know, firsthand) and YES it makes you want to retaliate!

Why not ring the Dream House's estate agents tomorrow and just say, "Just wondering how the sale is progressing. As you know, we loved this house and are still in a position to move quickly. We also recently increased our budget and have £10k more. We're not looking to gazump anyone, but if the sale isn't progresing for any reason, we are HERE and VERY KEEN TO MOVE QUICKLY."

No they can't, viva. They have already increased which is why we could afford to make an offer. I now know how awful gazumping which is why I feel terrible that I'm contemplating it.

Why wouldn't you counter-offer? If the house is still on the market & you can proceed quickly - I'd be ready to exchange ASAP though if it's accepted.

We already had that conversation with agents , Whats. But they said they are close to exchange although they did have some probs... I got the sense the agent would rather I didn't make an offer as it would make more work for them. I do know that if we made a formal offer, they'd have to pass it on.

We would be aw to move quickly as our buyers are ftb. It's just the shame that's stopping me.

I normally think it's poor form but they have gazumped you! Don't feel bad for them.

Gazumping is the fault of the seller. By offering more you are just rewarding that behaviour. And taking a risk that they will drop out again. They obviously have low standards and there is a long way to go between offer acceptance and completion.

The other buyer might not have known what was agreed previously so I wouldn't punish them.

Sorry, I wasn't clear. Two different houses. House 1: dream house but we couldn't afford to beat the highest offer on the table so we never were in the running.

House 2: we had offer accepted then got guzumed.

Now we have a bit more money and want to go back to house 1 and outbid the current buyers who did not guzump us.

I think we will register our interest with the agent and ask him to inform the owner that we are interested should the sale fall through. If she really wants our money, the onus is on her to pull out.

Didn't guzump anyone in the end. A little break from rightmove and house hunting was what I needed to I see the light again. Thanks for your replies.
