Extension shell on a budget

We're thinking about extending our house and ideally adding another bedroom with ensuite and a large family room below (currently 2 bed). OH can do electrics/insulate and plasterboard and we know a plasterer so really we need drawings/foundations and the shell putting up - we can buy the internal furnishings as and when.

However we have very little money to do this, around 30k, is this possible or should we be looking at a loan/mortgage extension.

I think it is doable but your best bet would be to get the drawings done and get some quotes. A lot of builders will want a copy of the plans to even give you an accurate quote. Then once you know how viable it is, you can get planning permission.
