Downley Area

Hi Mums, we are moving to High Wycombe as DD is attending a good prep school in the area, we found a nice 3 bed to rent for now on lyndhurst close but read some comments about HW being rough, is that a safe area/ road. Also found a property in Sanderton and am torn between the two!! Any help or advise rendered would be appreciated. Coming from lovely and calm Orpington I find the prospect of the move a bit daunting to say the least!

Do you mean Saunderton? Between Princes Risborough and West Wycombe? Downley is fine in my view, especially the Common area. It is also quite near Hughendon so is in an attractive area and hardly HW at all. If your DD is going to a prep school, and you like the idea of the countryside, there are plenty of other lovely villages where you could look at around Princes Risborough, Great Missenden and The Kingshills.

I'd agree with Milly. We're about 7 miles from HW and to be honest it is fairly rough considering that the surrounding area is very affluent. Certainly not the sort of place I'd choose to go out for an evening tbh. (Have a walk around the Desborough Rd area and you'll see what I mean!)

Having said that, Downley is very much on the outskirts, and is pleasant enough in itself. West Wycombe is practically a separate village and is q nice.

Agree with the others above - HW itself not ideal but plenty of surrounding small towns and villages which are absolutely lovely. There's not much property on the market in the area right now but hopefully after Christmas there should be more coming to the market for Spring. Good Luck.

My DD attended the prep school I think you mean. We lived in Great Missenden and had a good shared school run. I would avoid going on the other side of Wycombe (up Marlow Hill) as traffic is horrendous in the morning.

Agree with all the others, Downley village is nice, I think you have to check when an estate agent says a house is in a particular area that it actually is. eg: some people will say the an area called The Pastures is in Downley when it isn't and isn't in a particulary nice area.
The centre of High Wycombe isn't a place I would think to go to for an evening out, however there is a good theatre and plenty of places to eat.
A trip out to Marlow for dinner and walks by the river is nicer.

Lacey Green is nice. The only thing I know about Saunderton is that I pass it on the way to Aylesbury and the train line is very close by.

Mumblechum1, I was quite surprised by the comments on the area, not sure I want to go anywhere near Desborough Road or the surrounding area.

Bilbodog, you are right there is a lack of suitable properties on the market at this time??

ClaudiaNaughton, I like the area you have mentioned, it's very nice indeed, and yes it's the one you think it is....had initially considered Marlow but discounted it in the end.

LL12, I love the sound of 'walks by the river'! Lacey Green is nice I have discovered, have now discounted Saunderton anyway...

High Wycombe has had a lot of investment and is becoming quite and affluent place. Downey has always been popular with families but to be honest I've never been a huge fan of the houses up there. Places like Sands, Booker and Westbrook wycombe have nicer properties and the area is just as peaceful. There are also lots of green spaces and parks in walking distance of all three areas that I have mentioned.
