garden office flooring

We're getting an office built in the garden - timber framed etc - and need a very hard wearing floor to cope with dh's ridiculously heavy posh office chair.

We were heavily encouraged to look at moduleo in our local place, but any other recommendations? Preferably warm underfoot and easy to maintain given it'll be cleaned once in a blue moon

It's around 9 square metres and budget is 300 ish.

Anyone? not that we've left it to the last minute or anything

I have carpet tiles in mine - not especially beautiful, but unbothered by office chair, and easily cleanable (not that I ever do...) and if you get extra you can replace selectively as needed.
