how much does a loft conversion cost?

Just viewed a house that we love but the 3rd bedroom is practically a cupboard with a window.

If we could get the house for the right price we think that if we sacrifice the 3rd bedroom for a proper staircase, then a loft conversion would make the house perfect.

Has anyone had a loft conversion of average 3-bed semi, proper staircase, dormer window at the back? And if so, how much did it cost?

We are - starting in the next 2 months. Had a few quotes and went for one in the middle as they seemed very competent and came highly recommended and we liked all of the people we met from there.

See my other recent post for the layout - it's probably at the more complex end of loft conversions rather than the basic as we're having a hip to gable conversion as well as two dormers (L shape) to give 2 bedrooms and a bathroom. Cost is approx £60k.

Hi, I am in West London (zone 6) and doing a ground floor extension plus loft conversion with ensuite. We have been quoted for 32k for the loft and 30k for ground floor. That doesn't include VAT or any of the fittings nor the electrics. This is for a 1930s semi. We are hoping to start in October as this is when builder is available. Hardest part has been finding a builder! While we now have all council approvals etc, we still need to sort out the party wall surveying......more money and not a single piece of work has actually started!

We were quoted £45k last year inc hip to gable, dormere and en suite bathroom. We are in south west.

Following with interest... Looking to do a loft (two bed with bathroom in the middle), new stair case, and big ground floor extension (back and side), on a Victorian semi.

Does anyone have any experience of similar? DH thinks we can keep it under £100K?!

Ohh this was my thread!

We haven't done anything yet. As there is only me, DH and DS at the moment we decided to sort the rest of the house out first. It's a good thing we did as it turned out the back wall of the house didn't have adequate support. If we had had a loft conversion before we found that we might have had a few issues!

Had ours done in south london 1 dormer 2 velux windows 1 biggish bedroom plus decent sized bathroom £40 000 for the builders plus we had to pay for the bathroom fixtures.

I thought as much Schnitzel... He seems to think we can do it but I think the quotes will be nearer double that (and I want a fancy kitchen too)... Loft might have to wait!

Yep, loft and wraparound extension nearer 200K I reckon. We had to drop the loft plan!
