So all went well for first 2 months. Ahead of schedule.
Architect monitored and confirmed regular valuations.
Then any variations became very highly priced
Then windows paid for not delivered
Turned out when we asked for proof of order (given none appearance and cash in advance) than they were only just ordered.
Ditto floor.
Now the work on site has slowed to almost snails pace.
Only plasterer there today.
Only electrician other day.
Was forecast to run 6 weeks late a week ago.
On Friday that was revised to 8 weeks.
What had been agreed was that we would move back 2 to 3 weeks before completion and remaining work would be external or around us.
What best to do?
There are penalties in contract but it seems to have no effect.

Only skimmed all this but was your builder the cheapest? It is not at all uncommon for some builders to price the initial works at a very low cost and then hoike the costs for variations etc. and then fade off with the job.

No he wasn't! We went through tender process, choose one of middle as liked work and architect suggested.

Lalsy, we are having the site made safe and watertight or as close to as possible.
Nightmare continues.

Surely architect is liable for cost of windows and doors though as he signed off on the payment?

TeddyBee.
Yes. Fair point. But I need (and I do mean need!) to get my house/home sorted first then we will review the position with the architect.

Absolutely, but don't let the useless git get away with how badly he has let you down. He has insurance for this kind of thing after all.
