Please help decide which location is better

I am looking to buy a 3-bed house in St-Margarets/Twickenham area with a very limited budget (for that area) of around 500K. There isn't anything in that price brackets in St-Margarets/Twickenham itself, so I have started looking at the borders of these area. So would really appreciate any comments on 2 areas below, which one would be preferable?

1 - Crane Avenue, TW7 7JN - border of St-Margarets/Isleworth (I think? Or is it still St-Margarets? Or already Isleworth?)

2 - Park Crescent, TW 2 6NT - border of Twickenham / Whitton (or is it still Twickengam as before A316?)

I am not from this part of London so would really really appreciate any comments about the above locations and generally about good areas around where I can still buy for around 500K. Transport is very important consideration, and schools will be important in the future.

Hi there. I grew up in St Margarets and know the places you mention a little. I think they are both quite inconvenient for transport, if by this you mean commuting into London, though not terrible - Whitton and St Margarets both have trains into central London but there is no tube near either. Both are reasonable for local bus routes etc. Transport to where, exactly?

I would definitely regard the Isleworth one as Isleworth but I think loads of estate agents call that area St Margarets these days. There are some good schools near it, including LBRUT ones, but you would have to look at the council website for distance admissions. It is certainly walking distance to St Margarets - very close to where you wanted to be. You would not get into Orleans Primary at this distance, not sure about other nearby schools.

I don't know personally but I understand that primary school admissions are tricky in Twickenham so the Whitton one may be less good from that point of view but it's highly localised and I can only comment on Richmond so maybe your thread in Local Chat may help a bit.

How old are your children? Boys or girls?

Many thanks for your response FinDeSemaine, much appreciated. I don't have children yet, but they are definitely planned for the future :) so I am less concerned about schools at the moment, more about how nice these 2 locations are in general.

I need to commute to central London (Chancery Lane/Blackfriars) at the moment and I am fine with having no tube, I live in Putney now and commute by train to Waterloo whcih is fine. After research I am under impression that (1) is about 15mins walk to St Margarets station which is on the slow line every 15mins but less busy in rush hour, or 10mins bus to Richmond station; and (2) is 7mins walk to Whitton which is also on the slow line and even less frequent, or 10mins bus to Twickenham. No sure which one is better transport wise though, as I suspect in the evening I would go to Richmond/Twickenham and then bus, so similar for both, and in the motrning I would try to get to a particular train so should be fine to (although (1) is a bit better as closer to station).

I think my question is which of these 2 locations is generally "nicer"...

but any other considerations/comments are very much appreciated!

To be honest, they are much of a muchness. Why do you want to move to St Margarets/Richmond area? To be honest, with your budget you could probably get something far nicer elsewhere!
