I've seen our dream house - ours not yet on market...

What are the chances we could bag it? Has it happened to ANYONE?! Put house on market, it's sold and they've secured the one they'd seen?

Yup! We viewed our dream house, made an offer 10 months later as soon as we could without going again and moved in exactly 13 months after we first went to look around.

Yes, we did it. It was incredibly stressful though... I saw our perfect house online, and at the time we hadn't even thought of selling ours. The vendors wouldn't let us view the house until we had our house on the market - so we had 2 weeks of frantic painting and fixing our house to put it up for sale.
Then we viewed the house, and it was perfect, but we couldn't put an offer on it as we hadn't sold ours. We asked if they would hold it for us until we sold (with an upfront payment suggested) but they wouldn't. So we had a very stressful 3 months until we found a buyer.
The good news was everything worked out amazingly well, and 5 months from putting our house on the market we were in our new house. It was very stressful but worth it.

We did it when we moved into the current house, viewed it Monday, got our house on market Wednesday and had sold by Saturday! We moved in 6 weeks later, I still have no idea how we managed it all so fast!

Back in 2007 - compared with this time when our house has been on the market for over 3 months so far with no sale!

We did it too. House on market after we had seen this one. Sold it after 2 weeks. Took 6 months beginning to end but so worth it.

One thing that worked well was having the same estate agent manage our sale and purchase.

Kerberos - that's what we did. It's amazing how fast they can sell a house when you point out you can only buy the more expensive one on their books if you do!

Our dream house sold the week before ours had an offer Sad I'm still a bit gutted a year later. Our new home is lovely but not the dream- will be extending to make it even better eventually!

We did it twice. The last house we sold was in a very desirable area so sold within a week.

We did and we are living in it now. We love it!
Our old house (which always felt like a compromise) sold very quickly.
It can be done, especially if yours is priced right

How long will it take you to get your current property 'market ready'? How fast do properties move in your area? Are you freehold or leasehold (leasehold adds a few weeks to the conveyancing time)? Can you afford to price to sell?

We've had a nerve-wracking time and it could all still collapse, it has been very stressful but if we pull it off it will have been worth it.

Yep, we did it too. Didn't put ours on the market until we'd found somewhere (thought we were only browsing Smile).
