Help to buy / Shared equity houses

I'm looking to buy a house was considering shared equity buying..or help to buy..does any one know if they are worthwhile.
I've read a little about them help to buy seems a bit more straight forward....but was worried that with a shared equity house.. when it came to selling the house..what if someone didn't want a part buy.. part rent house as with shared equity ect

Any opinions appreciated

Avoid help to buy we looked into it but soon realised the 40k loan the govement give you will have to be replayed in 6 years tbh if you an save 40k in 6 years then buy on the open market I think in 6 years the chickens will come home to roost on this big style
