Good village/small town in e sussex for oldies

Where would be a nice place for oaps to live in east sussex or around into Kent/surrey?
Criteria include:
£330k max
Prefer period
3 bed
Pretty countryside
Prefer detached but would look at semi
Good pub
Near to a shop - walkable
Transport link eg a bus somewhere larger or trainline short drive away

I think Northiam may be too pricey actually. Also I have just remembered that it's not so great for healthcare/social services type support, as it's on the edge of two local authorities.

Another thing - not too choc a block area.
My rentals live in a very rural area at the mo so a move back to a busy region or near to a major road would not work. A big town a drive away would be fine.
