Selling house need advice

We've had an offer on our house for £10K below the asking price. It's only been on the market a week and we've still got viewings booked in.

The couple who made the offer have given us a deadline in which to accept.
Obviously, we'd like to explore the possibilities of other potential offers from other viewings. Should I accept that offer but refuse to take it off the market. We haven't negotiated on their offer at all. How do we negotiate for a little more when they've given us a deadline? It feels like they're saying take this or we're off.

If another offer (better) comes in, am I within my rights to accept that offer?

Don't want to lose the offer outright (it may be our only offer) but at the same time there are still other people who would like to come and see the house.

What sort of percentage is £10K on the overall house price - I mean, is the house £100K, or £500K? Does the offer seem fair? Does it give you enough money to make the move you want?

Either accept their offer, negotiate on their offer, or turn it down. Don't accept it, and continue to market your house. You will alienate your purchasers. And other potential purchasers won't trust you, either.

Yes, you can accept the offer as is and continue to the market the property. That may turn your buyers off and they may retract their offer or you can come back to them with a negotiated figure that buys them exclusivity (ie you remove it from the market and it is SSTC).

X posts with thunderbolt. Yes, it's part of negotiation. They are trying to play hardball with you, take back control and offer them the 2 options.

I'm in almost same position at the moment. We told them an offer we'd accept to take it off the market, and said we'd get back to them after other viewings otherwise.

Perfectly normal not to accept an offer below asking made after only a week. In fact it puts you in a stronger position as the agent can say there's been an offer.

What also concerns me about this offer is that only the husband has seen it (not his wife) and there is no second viewing booked for her. That seems very odd to me. I wonder how serious they are?
If they're not serious would rather not take it off market no matter what they offer. What do you think?
£10K is about 5% by the way.

'odd' - trust your gut. If they are joint buyers they should both be seeing it. Wonder if this is a divorcing couple?

An offer 5% below asking price is perfectly normal, and frequently factored in by EA.
