Making an offer - tactics?

We made an offer of the price we'd LIKE to pay - was rejected. We'd go up another £3000 (no, we're not talking mega bucks here)....do we just go back in with final offer or do we drip 1500 at a time to give ourselves a bit more time/leeway.

What's the house up for/what percentage under asking did you offer? Do you know the seekers position?

£165 asking price - it's too much. We offered 155 and would go to 158. It's not our 'dream house' and it needs a few things doing hence not being prepared to offer asking price - but we do really like it and at 158 would be good value but not a bargain by any means.

I just don't know if we faff about with small amounts or just do cards on the table and say 'this is our final offer'.....

They've found a house but I think that vendor is looking for somewhere so no one really looking for a quick sale...

That seems like a fair offer, some sellers have an inflated expectation of what their houses are worth based on their emotional investment I think. I'd be tempted to leave the offer on the table if there's no other interest at the moment and you're in no hurry yourself.
