Cost of a garage conversion??

Hello...

Please can I pick the collective brain? We are looking to increase our living space...we've looked into moving but it seems more sensible to stay where we are & change the house a bit, so we're looking at converting our internal garage into a kitchen & the old kitchen into a cosy dining room. Has anyone done this, did you regret it, and would you be kind enough to give me a rough idea of what it cost? (so I can either scare myself off the idea or start planning! )

Don't forget to check with planning. If converting means you losea parkingspace they might not like it.

Thanks! We already have more spaces than we need for the house (2 spaces, 3 bed house) & it seems planning aren't interested as it's not increasing the footprint of the house...all seems quite scary to me though!

Yes, I think you can do this within permitted development now. I'd have thought it would be more than £10k though if it is going to be the kitchen (cost of replumbing, electrics, etc). Are you going to shift the existing kitchen stuff into the new room?

We are doing ours at the moment and it'll be about 26k, but it's being built like a proper house extension: cavity walls, insulated floor etc

I forgot to say, we were quoted for a regular garage conversion 12-15k (exc.VAT).

Thanks, that's useful to know...I think the walls are already cavity walled & would just need dabbing plaster boards on, so the main work will be bricking up the garage doorway, sticking a window in & internal & external doors, plus raising / insulating the floor...then fitting the kitchen of course. There are already gas & electric supplies in the garage (boiler, sockets etc) so hopefully just a case of extending rather than major new supply work iyswim...

We want to get a new set of kitchen units, as there wouldn't be enough of the old ones for the new room anyway, plus we've seem a good kitchen ina friend's house that looks robust enough for us too

heating may be an issue...I am torn between losing precious cupboard space for a radiator (whoever designed this house clearly lived like a monk & had no need to store anything, ever!) or going down the underfloor heating route - but I've heard electric is costly to run & ineffective in anything beyond a small space & water systems are v expensive to fit (but cheaper to run).

Too many choices!
