Shouldn't have looked on right move!

So we are about 1 week away from exchanging on our flat, great news. Found a 2 bed terraced house in need of modernisation in a great area for £175,000 so snapped it up. Worked everything out it's gonna cost us about 20k to do everything we need to do, that's fine budgeted for it.
However I just looked on right move, bad idea!
There's a 3 bed semi, round the corner from the other house in beautiful condition, massive lounge, massive conservatory and garden. Extra bedroom too, which would be amazing but we never thought we would find a 3 bed in that area in our price range esp as people rarely sell in the area because the schools are great.
Why oh why did I do this?
If I pull out of the purchase of the house now I would be a total cow, they've been really great and it could bite me in the ass with the other house but it's kind of perfect and totally within out budget.
If my buyers pulled out now I would feel awful and I'm probably not gonna do it purely because of morals but just feel so crap that our perfect home is round the corner from our house and we could have had it!
Eughhh!

Interesting as we had 2 chains collapse as people did this. However if I was in your shoes I would be tempted to at least drive past it. There may be a good reason it's cheap.,ask the agent too. We bought a house that looked fine on right move but was much worse when viewed. Hence we got if cheap and did it up

There will be a good reason why it's cheap. Shocking neighbours, next to very busy road, etc.

I worry that going to look at it would make me fall in love with it and want to buy it. As you say it may be that it's not as great as it seems, then again it could be.
It would be a gamble going for that one instead, we are about 3 weeks away from moving into our house.

It may be in your budget at the moment, but could very easily go to sealed bids elevating the final price if schools in surrounding area good.

True, that's a good point.
Shouldn't be greedy, tends to bite you in the ass.
Can't risk it.
