creating a new bathroom in upstairs bedroom - cost?

Hi, I'm looking at buying a house where there is a tiny bathroom off the kitchen which we would want to get rid of to increase size of kitchen.
We would plan to create a new bathroom out of one of the upstairs bedrooms (11'6 x 8'). The room has three external walls so i don't know if that would help for piping etc. We would want a bath and separate shower. Can anyone give us ballpark figures of what this might cost?

I've recently been quoted about 13k to do this exact same thing. This includes digging a new soil outside as the old soil pipe is at back and new one will need to be at side. Our builder generally comes in middle to upper end of average for London prices if that helps.

Does that include all your fittings etc? What sort of costs did the actual bathroom suite (as such) cost?

Nope, that's not including the actual fittings or floor/wall tiles.

You can have a very good choice of tiles at around 40 quid per sq m but of course can easily be way less. That's what I usually have as a benchmark though. Haven't investigated bathroom suite yet but could range from 500 quid for b&q cheapy to whatever you like. We got the savoy range from bathstore in our old place and I think incl all the little bits like towel rail and soap holder etc it was a few thousand.

Dh and I haven't done accurate sums yet but we've mentally added about 5k to the quote for tile, suite and random bits. That would give us a good choice tho. Could easily be done beautifully for less. I always over estimate now. Better than the other way round.
